    RULES AND REGULATIONS
    1. Under no circumstance shall anyone permanently occupy or reside in any apartment other than the persons assigned to that apartment. Failure to comply with this rule can cause immediate termination of your assignment.
    2. Residents are not permitted to alter, change or install new or additional locks. If a resident feels the need to alter or change any lock, he or she will be fined accordingly. The fine for a missing bedroom key varies per property.
    3. Solicitation is strictly prohibited on any properties at all times. 
    4. Speed limit are set at 5 mph. Please drive carefully, slowly and cautiously through the proper at all times.
    5. Cost to replace broken windows/blinds or doors and broken or torn screens are the responsibility of the resident(s).
    6. Storage of kerosene, gas or other flammable liquid fuels is strictly prohibited.
    7. Avoid overloading electrical circuits and replace worn or frayed electrical cords. Report any electrical problems to the Environmental Risk Coordinator. 803.596.6974
    8. No gasoline engine of any type may be stored inside the apartments, on the walkways or on the balconies at any time.
    9. No Electric Bikes or Scooters are not allowed to be charged in any apartment.

  • CAUSE FOR IMMEDIATE TERMINATION OF LEASE

    Acts committed by resident(s) or resident’s guest

    1. The selling, manufacturing and usage of illegal drugs.
    2. Violation of health and safety codes to include the following:
      • Removal of smoke detectors
      • Removal of batteries from smoke detectors
      • Blocking of exit door
      • Failure of health and safety inspection
      • The use, manufacture, sell, purchase, possession and/or distribution of drugs
      • Acts of larceny, robbery or theft
      • Possession of firearms or other illegal weapons
    3. Threatening/Insubordination to any staff member, agent or to a representative of the organization or SC State University Administration.

  • DRUG AND CRIME FREE HOUSING ADDENDUM

  • In consideration of taking residence at University Village, Owner and Residents agree as follows:

    1. Resident, any member of resident’s household, guest or any person under the residents control SHALL NOT ENGAGE IN CRIMINAL ACTIVITY, INCLUDING DRUG-REATED CRIMINAL ACTIVITY, or near the apartment community. “Drug -related criminal activity” means the illegal, manufacture, sale or use of a controlled substance (as defined in section 102 of the Controlled Substance asct 21 U.S.C. 802.
    2. Resident, any member of resident’s household, guest or any person under the resident’s control SHALL NOT ENGAGE IN ANY ACT INTENDED TO FACILIATE CRIMINAL ACTVITY including drug related criminal activity on or nearThe apartment community.
    3. Resident, any member of resident’s household, guess or any person under the resident’s control WILL NOT PERMIT THE APARTMENT TO BE USED FOR, OR TO FACILATE CRIMINAL ACTIVITY, including drug-related criminal activity, regardless of whether the individual engaging in such activity is member of the household or a guest.
    4. Resident, any member of the resident’s household, guests or any person under the resident’s control WILL NOT ENGAGE IN THE MANFACTURE, SALE OR DISTRIBUTION OF ILLEGAL DRUGS AT ANY LOCATION, whether on or near the apartment community.
    5. Resident, any member of resident’s household, guests or any person under the resident’s control SHALL NOT ENGAGE IN ANY ACTIVITY OF VIOLENCE OR THREATS OF VIOLENCE, including, but not limited to, the lawful discharge of firearms on or near the apartment complex.
    6. IT IS UNDERSTOOD AND AGREED THAT A SINGLE VIOLATION OF ANY OF THE ABOVE PROVISIONS SHALL BE A DEFAULT OF THE LEASE AND MANAGEMENT WILL TERMINATE THE RESIDENT’S RIGHT TO POSSESSION OF THE PREMISES WITHOUT PRIOR NOTICE.
    7. UNLESS OTHERWISE PROVIDED BY LAW, PROOF OF VIOLATION SHALL NOT REQUIRE CRIMINAL CONVICTION, BUT SHALL BE BY A PREOPENED OF THE EVIDENCE.
    8. IN CASE OF CONFLICT BETWEEN THE PROVISIONS OF THE ADDENUM AND SAY OTHER PROVISION OF THE LEASE, THE PROVISIONS OF THE ADDENDUM SHALL GOVERN.

    RESIDENCE LIFE & HOUSING RENTER’S INSURANCE

    I, {studentName} acknowledge that I have received the College Student Renter’s Insurance Brochure from Residence Life and Housing regarding the renters insurance for my personal items, but not limited to (clothes, electronics, books, shoes, school supplies, beading) and I understand according to the Housing Contract “The UV Extended Campus assumes no liability for loss or damage to resident’s personal property due to fire, theft or other causes. The temporary failure or interruption of water, heat or other utilities will not give a resident a claim for damages or reduction of room charges. All students are encouraged to research whether they are covered by their parents’ or guardians’ homeowner insurance. Students not covered are encouraged to purchase insurance to cover such possible losses.”

    5. Is smoking (cigarettes, vaping, or otherwise) allowed inside the housing unit?

    6. Who's responsible for reporting maintenance issues (e.g, exposed wires, broken outlets)?

    7. Are open flames allowed? (candles, incense, oil burners, etc.)
